FAQ
Straight answers to the questions clients ask us most. Have another question? Call or WhatsApp us.
Typically: a copy of the land ownership certificate (Lalpurja), the owner's citizenship certificate, the latest land tax receipt (Malpot), a cadastral/blueprint map (Naksa) of the plot, a land trace map, and passport-size photos. If the land is in someone else's name, a consent letter (Manjurinama) is also required. We prepare all the drawings and handle the submission for you.
In Bharatpur Metropolitan City, approval usually takes about 1–2 months after a complete file is submitted. That covers the notice period for neighbours (usually 15 days), technical review and site inspection. Permission is normally given in two stages: first up to plinth level, then for the superstructure after the plinth is checked. We track the file and handle municipality queries for you.
A typical 2–2.5 storey RCC house in Chitwan takes about 8–12 months from foundation to handover. The exact time depends on size, design, finish level, weather (work slows during the monsoon) and how quickly decisions and payments are made. We give you a stage-by-stage schedule before work starts and keep you updated as it progresses.
An engineer checks the work at every critical stage: setting out and excavation, foundation, column and beam reinforcement before each concrete pour, slab casting, masonry and finishing. We check reinforcement (bar size, spacing, laps and cover), concrete quality and curing, and materials on site. Any problem is reported immediately so it's fixed before it's covered up. You get regular progress updates with photos, and confirmation that the work matches the approved drawings.
Our office is in Bharatpur, and most of our projects are in Chitwan district (Bharatpur, Ratnanagar, Khairahani, Kalika, Rapti and nearby). We also take on projects in neighbouring districts such as Nawalpur, Makwanpur and Tanahun. Contact us with your location and we'll confirm.
For design and approval work, payment is usually made in two parts: an advance when we start and the balance when the drawings are delivered. For construction, payments are made in stages tied to completed work, such as foundation, each slab and finishing, so you only pay for work that's done. The exact schedule is agreed in writing before the project starts.
Describe your project and we’ll recommend the right scope, with no obligation.
